1. Acceptance

By using this Property Evaluator (the "Service"), you agree to these terms. If you don't agree, don't use the Service.

2. Estimates, Not Advice

Valuations, explanations, outlooks & insights are statistical estimates from historical & imperfect data, not real-estate, investment, legal or financial advice. You are responsible for decisions you make with them.

3. Your Account

Keep your API key secret; you are responsible for activity under it. For fair use, we may apply quotas & rate limits or suspend keys that abuse or overload the Service.

4. Your Data

You confirm you have the right to upload any market data you provide. How it is stored & shared is described under Privacy. You can delete it at any time. We don't guarantee that your data, saved markets or edits are kept: they may be lost or removed without notice, so keep your own copy.

5. Acceptable Use

Don't attack, scrape at scale, reverse-engineer or resell the Service, or use it to break the law or others' rights.

6. Data Sources

Market data & services come from 3rd parties & may be incomplete, outdated or inaccurate. Special thanks to Inside Airbnb, OpenStreetMap & MapLibre.

7. No Warranty & Liability

The Service is provided "as is" & "as available", without warranties of any kind, including the accuracy of its data. To the extent the law allows, we are not liable for any loss arising from using, or being unable to use, the Service.

8. Privacy

We collect as little as the Service needs to work. We don't sell your data & have no ads, analytics or cookies. Your browser's local storage only keeps your theme & last map location on your device; clear it any time.

• Requests: Our logs record the time, the action, the inputs (market area, property specs) & the outcome. Your IP address is used to rate-limit & protect the Service.
• Saved Work: Markets you define, properties you edit & market data you upload are anonymously stored, private to that key (demo keys may be shared) & used only to serve your requests. All defined markets expire after 20 days. Uploads & edits stay until you delete them in the app.
• Shareable Links: these encode what you were looking at (market, property); anyone with the link & account access to it sees that view.
• Third Parties: The map background is fetched by your browser from OpenFreeMap, which can see your IP address.

9. Changes

We may change the Service or these terms. Continuing to use the Service after a change means you accept it.
